Retrofit grants for landlords

Every grant available to rental property owners in Ireland — including a €10,000 tax deduction most landlords are missing.

The €10,000 tax deduction most landlords do not claim

Since 2023, landlords can claim a tax deduction of up to €10,000 per rental property for retrofitting costs over 3 years (€3,333 per year). This is in addition to any SEAI grants received.

Qualifying costs: insulation, heat pump, solar panels, windows, doors, heating controls. Speak to your accountant about claiming this under Section 97A of the Taxes Consolidation Act 1997.

SEAI grants available to landlords

All standard SEAI Home Energy Upgrade grants are available to landlords as property owners. Key grants include:

Attic insulation

Minimum BER requirements for rental properties

Rental property BER requirements — what the law says

  • New tenancies from November 2025: minimum BER C (recommended)
  • All rental properties by 2030: minimum BER B2 (proposed)
  • Properties with BER D or below face increasing difficulty getting tenants and renewing leases
  • A retrofit now protects your rental income long-term

Communicating with tenants during retrofit work

If your tenant is in place during retrofit works, you must give reasonable notice and cause minimum disruption. Here is a template letter:

Dear [Tenant Name],

I am writing to inform you that I will be carrying out
energy efficiency improvements to [address] on [dates].

The work involves [describe work — e.g. attic insulation
installation]. The contractor is [Company Name], who is
SEAI-registered.

This work is funded through the SEAI Home Energy Upgrade
scheme. It will reduce heat loss and may lower your
heating bills.

The work will take approximately [X] days. Access will
be required to [areas of property] between [hours].

Please contact me at [phone/email] if you have any
questions or concerns.
